PTAC Maintenance Guide
The best way to ensure long life and maximum return on your investment in air conditioning is doing a little maintenance. PTAC units, especially in a business environment like a hotel, not always are treated well by users. However in other applications, such as condominiums, apartments, offices, etc., the MMA unit becomes a shelf, plant stand, gallery photos and the list goes on. Some basic checks monthly and annual cleaning can improve performance and to team longer.
Here are some things to do on a monthly basis:
- Clean the filter. Sounds simple, but the quickest route to a compressor failure or poor performance of his team GVWR restrictions airflow. A clogged filter can reduce air flow to almost nothing. Vacuum the filter and replace it. If it is really dirty, more thorough cleaning with mild soap and water can necessary.
- Making the switch, thermostat, and other functional controls of the device. Most units have controls mounted on the PTAC unit and break spilling things, knobs and buttons disappear. Replacement knobs and buttons and switches and thermostats work easy way to prevent users with improvised tools to push and turn.
- Check the cord for breaks in insulation, including LCDI units that have no new leads. Also make sure the plug is hot in the container. A loose plug may be an arc and cause a fire or other electrical components.
- Remove everything from the top of the unit and may cause problems, such as liquids that can leak into the unit.
On an annual basis, a more detailed inspection and cleaning as necessary. Since PTAC units are directly exposed to the outside, which tend to rubble and other unwanted things inside. These steps must be performed by a professional:
- Clean all debris (leaves, lint, paper, occasional dead creature). Check the seals against unit of the wall sleeve air leaks and repair as necessary. Being directly exposed to the elements, a gross weight not give the appearance of closed not work correctly.
- Clean the coils. Clean bulky waste with a vacuum or compressed air. Use a commercial cleaner to get dirt rolls over difficult. - Check the fan blades and blower wheels and tires for mold or fungi. Also check the insulation of the same. Treat them with an antibacterial cleanser / antifungal rinse and let dry completely.
- A PTAC is usually one or two fan motors. Some of these motors have oil ports. Oil manufacturer's specifications engine required.
- Clean the inside of the sleeve PTAC / cabinet. Remove any obstructions from drains, check and repair the joints and wipe cleaner antibacterial / antifungal.
- Finally, check about the PTAC unit, both inside and outside that could hinder performance. Trees or outside shrubs may need to be pruned, mulch back, etc. Inside, boxes, tables or other items too close to the unit can cause problems with air. Go beyond those required.
Finally, I always recommend using original spare parts whenever possible, to maintain optimum performance.
